Choosing to build a new construction home can have many benefits. Floor plans are studied and designed to suit modern families needs, low energy costs/ maintenance, home warranties and often in upcoming or newer areas of town. The builders often offer attractive incentives as well. When comparing new homes to resale its important to compare with the hidden costs of new homes, such as higher property taxes, HOAs and SID/LID fees.
Know that the sales representatives work for the builder and not you! Signing a buyer agreement with your own REALTOR ensures you have representation and guidance throughout. Builder contracts leave no liability on the builder. Homes are often not built to schedule or to desired buyer standards. Always visit new home communities with your own representation.

Deposits will vary at each home site. Each builder will have a different policy if you have a home to sell before closing. Contact us and we will gather all information for you.

If you are looking to view homes you will need to sign a Buyer Agency Agreement. This is now required by law. Its best to find agent representation before you start the process.
This is also needed for viewing New Construction Model homes. Remember the builder sales representatives do not represent you and work for the builder. Having your own representation will allow an agent to advocate and guide you through the process.
Each builder will have a different policy on a home sale contingency. Some will require higher deposits or not start the build process until the home is sold or under contract. As the market demand increases the builders will offer less options. Reach out to me for more information.
Typically I recommend using the builders lender in order to take advantage of the incentives. These lenders are not the easiest to work with and your agent should be advocating for you to make sure you are meeting your financing contingency. For clients with more complicated files I can recommend a back up lender. This comes in helpful if a builders lender is unable to give you a final approval. Remember your deposit is on the line and a backup option can help.
