Henderson being its own city and Summerlin the second largest master plan in the US. Both are great choices for proximity to high rated public schools, well planned streets, plenty of retail, dining and work opportunities. This popularity comes with a higher average home price.
The valley consists of master plan communities throughout with pockets of new builds, custom homes, historical areas, golf courses and parks. The city of North Las Vegas has now surpassed the population of Reno with its booming growth and opportunities. It is now the third largest city in Nevada.
Deciding which areas are best for you starts with the type of housing you are looking for. Do you need a guard gated community? Do you prefer a country club or clubhouse? Is High Rise living for you? Maybe you are someone who doesn’t want to deal with an HOA. Once you have determined your housing needs, look into proximity for your lifestyle. Schools, airport access, work opportunities, hospitals, hiking trails, and dining/retail nearby.

Typically we start the process with a discovery call to understand buyer needs and offer suggestions. Once we have established a few different areas the buyer would prefer and a budget, we schedule showings either virtually or in person. Drives-bys of the local amenities are also helpful.
Once a buyer is ready to make offers we can schedule another tour of homes. Inventory is low and a buyer may prefer to wait for new homes to come on the market. If a buyer is unable to attend showings, a virtual showing is helpful. We are able to make offers for clients while out of state and start the home buying process once an offer is accepted. Some buyers prefer to fly in and view the home at inspection time or even wait til after closing to see their new home. Closing can also be done out of state with a mobile notary.

Las Vegas also has Charter and Private school options. These options rate in comparison to some of the best schools in the country.
Choosing the right lender is extremely important. An inexperienced lender or one that is slow and has little communication can make your purchase difficult or unable to close. Since Covid the popularity of virtual showings has risen. Many even purchase properties without seeing them in person. If you cant be in person to see a home a virtual showing through facetime can be arranged. This could also include additional video/ photos of the up close home condition and concerns and neighborhood video.

Some homes will need additional inspections. For legal reasons it is up to the buyer to choose which company they use. We can recommend when additional inspections may be needed. Remember, We always recommend having an inspection even if the property is purchased “as-is”.
